Here’s the story... about 30 years ago, I first read Robert Allen’s book “Nothing Down” and decided I wanted to be a real estate investor.  Unfortunately, buying real estate for nothing down was much more difficult than I had anticipated.  However, I was eventually able to find a fixer-upper in downtown Sacramento and buy it using none of my own money.  Over the next few months, I fixed the place up and eventually sold it for a small profit.  I then set about to find my next deal.  After several months of searching, I basically gave up my dream of being a real estate investor and conditions in my life altered my path.

Over the next 25 years I dabbled in real estate, using Robert Allen’s techniques, but never as my primary source of income.  One day my long time assistant and I were complaining about our whiny clients when we read that Robert Allen was coming to town to give a seminar.  You guessed it, $30,000.00 later, we were seminar graduates!  While we learned a lot, we still did not know how to find the deals!  Sound familiar?

However, in one of my classes I met a couple of investors from the Mid West that were trying to put together a marketing system to target “Don’t Wanter” or motivated sellers.  After looking over the program, I knew we could do it better so we bought the rights to the system.

Luckily, a good friend of mine is the Creative Services Director for Fox Broadcasting.  He introduced me to one of the top advertising agents in the country, Jose Aguilar, owner of the Aguilar Advertising Agency.  Jose loved the project and immediately set about creating a series of television and radio commercials specifically targeting motivated sellers.  Over the following two years, we have refined and tested our concepts.

Our beta testing was a resounding success!  We received between 200 and 500 calls per month from very motivated sellers.  We then added a commercial to reach credit challenged buyers and the numbers went through the roof!

Today, less than a year later, our brand is known nationwide.  We have investors calling us and stopping by our office on a daily basis begging for our deals.  We have taken the risk out of flipping investment property by having the deal sold BEFORE we buy it!!

The loan payments are being made, the loan is performing, the sellers credit is improved, and the buyer get a home for their family.
